An Airbnb host reminded guests to respect house rules after being penalized by the property management for failing to follow the maximum capacity allowed in a unit.
Julia Oprecio, who runs Airbnb units at residential development properties in Pasay City, shared that she was penalized by one of the condominium management offices for exceeding the maximum capacity allowed for a unit.
The penalty came after a guest rented her one-bedroom unit at one of the properties.
The guest was told that it was only “good for two to four persons.” However, the guest asked if it could accommodate five people.
“Sorry po, maximum of 4 [four] pax [persons] lang talaga,” the host said.
“Nag-agree na sa 4 pax, pero after ma-assist sa unit, may naipasok palang unauthorized guest,” Oprecio said in a Facebook post.
“Pagkatapos ng check-out, doon pa lang namin malalaman ang violation. Unfortunately, ang host ang may sagot sa penalties na makikita sa SOA (Statement of Account), tulad ng unauthorized guests, violations, at iba pang admin charges,” she added.
“Kaya sa lahat ng future guests, please respect the maximum guest capacity at house rules. Hindi po ito para maging strict, kundi para maiwasan ang unnecessary penalties at maging smooth ang stay ninyo,” Oprecio said.
She said that as Airbnb host, their goal is for the renters to enjoy their experience.
“Sana after enjoying the unit, let’s also respect the condo rules so parehong walang magiging problema after check-out. Thank you for your understanding and cooperation,” Oprecio added.
Some condominium unit owners rent out their properties for Airbnb business. Similar to tenants, renters must also follow the rules and regulations of the condominium management for an orderly transaction.
Condominiums have maximum occupancy limits to ensure safety, prevent structural overload, maintain sanitation standards, and reduce strain on shared building facilities, among others.
